Rental Preferences: What Makes Tenants Sign?

We asked tenants to rank five key factors based on how much each contributes to their decision to rent a property: price, location, pet policy, amenities, and lease flexibility.

Unsurprisingly, our survey showed that price is the #1 factor in tenants' decision to rent a property. 45% of tenants we surveyed ranked price #1. This is a strong signal that competitive pricing remains the most powerful lever a landlord has at their disposal to fill units.

Location received the second highest rank. However, only 16% of tenants ranked it as their #1 factor—compared to pet policy (coming in third average rank), which was ranked #1 by over 25% of tenants. This shows that for tenants who own pets, a positive pet policy is a deal-breaking factor. This was especially true for Millennials — tenants in the 25-35 age range were more likely to rank pet policy high compared to other demographics.

If you have a strict 'no pets policy and are having trouble filling your units, this is the first variable to reconsider.

The Amenity Gap: Unmet Demand in 2026

Which amenities most drive tenants' rental choices?

We gave 4,500+ tenants a list of 19 amenities and asked them to select all the amenities that would influence their decision to rent a property.

Here are the top most commonly selected amenities by tenants:

Digital convenience is a larger factor in tenants' rental decisions than many landlords think. When renting a new unit, most tenants want to know whether they can easily message their landlord or property manager, pay rent online, submit maintenance requests, and more.

In our survey, we asked tenants which online features would most help them pay rent on time. Here are the results:
