How it Started

Nicole Valenzuela has always loved Chicago. It’s where she was born and raised. It’s the place she knows best. So, when she first started investing in property, it was an easy choice to invest in her hometown. Even though she invests outside the area on occasion, all of her buying holds are in Chicago, and she doesn’t see that changing. Chicago has “great properties, it’s a consistent market, and I know the nuances of the city.”

Nicole is also a research-oriented person. Before she bought her very first property, “a three-unit house on the South side of Chicago,” she spent countless hours on BiggerPockets and talking to real estate investors, learning as much as she could. The time spent researching gave her the confidence to scale her real estate investment portfolio.

 


In the early days of NVR Properties, Nicole used apartments.com for her property management software. As her business grew and she continued to scale, she hired a Virtual Assistant (VA) to help manage her properties. That’s when the issues started. In her words, it was “suddenly nearly impossible with apartments.com. I just didn’t have the right features available.”

The Innago Difference

Nicole heard about Innago at a STRIVE event hosted by InvestHER. She said the Innago presentation intrigued her and she sat through multiple talks about it due to her immediate interest. But what ultimately pushed her to make a change was the word of mouth. She met with several women involved with InvestHER who used Innago as their property management software and “all of the feedback was very positive.”

She transitioned all her properties over to Innago. It quickly became clear Innago had all the features she needed to set up a smooth operation with her VA. Today, she uses almost every single feature in the software. At the beginning, she ran into a couple issues, but the Innago Support Team helped her work through them, and she “was quickly able to set everything up really easily.”

Nicole uses “almost all of the features in Innago,” including online rent collection, maintenance, messaging, templates, digital lease signing, and more.

Maintenance is an especially key feature for her and her VA. All of her tenants use the maintenance feature, no matter how big or small the request is. All of the requests go to her VA, and she can seamlessly connect the right person with the right ticket. The allowance of photo and video files makes it easy for the team to figure out the issues. But Nicole particularly loves having everything in one easy-to-access place. Gone are the days when she has to dig through multiple emails and piece together issues. Now all of the necessary information is right there in each ticket.

She raves about the history being in one place as well: “We can go back and look if someone’s sending similar requests and easily decipher who’s responsible for each request. There’s a record of everything. It’s fantastic.”

 

“I use almost all of the features in Innago. Without Innago, I would still be in the day-to-day of my business. Now I have more time to focus on other things.”

The dashboard is another thing she loves about Innago. “I’m not in the day-to-day of property management anymore. I’ve created enough SOPs that my VA can handle that. So when I go to the dashboard and can see exactly what’s happening with rental payments, or go to the maintenance dashboard and see what’s happening there, it enables me to have a quick overview of the status of my properties and see where we might need more attention.”

Beyond maintenance and the dashboard, Nicole values the customization, messaging, and reporting. She has templates set up “for inclement weather notices, late payments, tenant renewals, and pretty much anything that requires more than one message being sent out. This way, my VA doesn’t need to create brand new messages for everything.”

At the end of the day, Innago’s features give Nicole the freedom to live life on her terms. She can raise a family, work a full time job, travel, stay involved with local organizations, and run her rental properties.

Built for You

The Chicago Multifamily Club is a group that Nicole, her husband, and their friends started it about seven years ago, and it’s grown to over 7,000 members. She says they started the group because “there weren’t many groups dedicated to networking and free education in the real estate investment space then.” Innago is a proud sponsor of this club that “helps people scale their business and achieve their goals.”

While Nicole doesn’t earn anything from the group financially, it has led to “lots of awesome partnerships.” She believes it’s a great way to give back and connect. Without Innago, she’s not sure how she would juggle everything going on in her life.

In addition to everything else she’s got going on, Nicole smiles and tell us: “My husband and I bought an RV for our family and started traveling.” She ties that back to Innago as well, emphasizing the time savings the software provides her. The time it’s freed up allows her to be fully present in so many other areas of her life. And that was the goal in the first place. Freedom.

“If I didn’t take the leap [to Innago], I’d be deterred from doing all of the things I’m doing. I wouldn’t have time to raise capital for new investments or find additional properties, which is time-consuming. And then, in addition to all of these benefits, Innago is free, so there is very little risk in transitioning over. It’s fantastic.”
