When looking for property management software, it’s important to find the best fit for your business. We know that the number of options can be overwhelming. That’s why you need to find ways to compare different software and understand what each does well. 

So, with that in mind, we’re starting a series in which we compare different software to Innago. We’re going to start with Doorloop. In this article, we’ll discuss pricing, features, customer support, and more to give you an idea of what each platform offers in light of the other. 

Pricing 

Doorloop has a 3-tier pricing model that includes a “starter” package option, a “pro” option, and a “premium” option. The starter package is $49 per month, the pro alternative is $79 per month (the most popular choice, according to their website), and the premium option is $109 per month.  

Doorloop’s starter package is very limited. It doesn’t offer countless features, including online advertising or free incoming ACH payments. Therefore, it makes sense that most landlords don’t choose this alternative. The pro package doesn’t provide all available features, either. It will cost you $109 per month to get access to everything Doorloop has to offer. 

Innago, on the other hand, is free for landlords. There aren’t any pricing tiers or hidden fees. So, how does Innago make money? We charge tenants small fees for certain add-on services. For instance, when a tenant pays bills via ACH, they pay an additional $2. If they pay via card, they pay an additional 2.75%. Landlords can take on the cost of these fees if they want to. Innago also charges applicants $30 for credit and criminal reports or $35 with an addition of eviction history reports. Lastly, Innago allows tenants to buy renter’s insurance through the platform. The insurance policies are priced individually. 

A review on softwareadvice.com had this to say about Doorloop’s software: “I quickly learned that it was just your basic approach to each process they help you manage. So, while they can do the majority of what you need in the rental property management space, they are not doing any of it at an expert level. Meaning, you get the entry level for what you are trying to do. The accounting package is okay, but it is not great, you probably want to strongly consider a true accounting software for accounting.”  

Do you really want to pay expensive prices for software that does what you need but not a whole lot more? Why wouldn’t you choose the free option that offers all the features you need? 

The last thing we’ll say about pricing is that Innago obtained 5 out of 5 possible stars regarding value for money from Capterra. Doorloop received 4.8 stars for the same metric.  

Simplicity 

Doorloop and Innago both received 4.8 out of 5 possible stars regarding ease of use. People find both platforms’ navigation crisp and well-constructed.  

Doorloop has several reviews that highlight the ease of use. Many customers only need a few days to get comfortable with the software.  

Innago is also easy to use. Our platform has a straightforward, intuitive interface and features that make sense. Innago has an always-present help menu in the screen’s lower right-hand corner in case you get stuck and a guided setup that helps you learn the platform when you first adopt it. Several reviews mention how intuitive and user-friendly the software is. 

We also offer direct phone support (513-964-0172) and dedicated account representatives for customers. This accessible support means that you can get your questions answered quickly. 

Customer Support 

Speaking of customer support, Innago offers access to full email and phone help at no additional cost. Innago also develops webinars to help new landlords through the setup process and offers one-on-one demos by request. 

The platform assigns a representative to every account to give customers personalized service. Landlords receive the representative’s email and contact information. You can almost always reach someone on Innago’s general support line after hours (but there’s no guarantee it will be your specific representative). If you don’t get a hold of someone right when you call, we always return calls and emails within a couple of hours. 

Doorloop offers similar customer service features. They have a 24-hour guarantee when it comes to getting back with requests. The platform also offers dedicated account managers, email support, phone support, help center resources, and live chat support.  

Both platforms received 4.9 out of 5 possible stars for customer service. 

Key Features 

Some key features Innago offers include: 

  • Listing syndication, marketing, advertising, the ability to upload images and videos, and publish to major rental listing websites with the single click of a button 
  • Custom applications and tenant screening, including a customizable application builder and criminal, credit, and eviction history reports 
  • Online leasing, digital signatures, status tracking, and unlimited file storage on the Cloud and sharing 
  • Automated payment reminders, tenant communication tools, messaging, email templates, and archives 
  • Invoice automation, recurring billing, automated late fee settings, and receipt and image storing 
  • Online rental payments through ACH, credit and debit card payments, and automated debits, with single-business-day funds delivery available 
  • Tenant maintenance request portal with picture and video upload, work order tracking, and ticket sharing to relevant repair personnel 
  • Financial tracking and reporting, bank deposit history, and exportable data 
  • A mobile app to help you manage your business on the move 
  • Support via phone, email, and a dedicated account representative 

Some key features Doorloop offers include: 

  • Automated rent payments, alerts, and reminders 
  • Maintenance management 
  • Full accounting suite including a chart of accounts, reconciliations, and QuickBooks Online integration 
  • eLeasing and screening tools 
  • Tenant portal that simplifies communication with tenants 
  • An owner portal to help manage everything to do with your owners, including printing checks and running reports 
  • A convenient mobile app to assist you with managing your business on the go 
  • Marketing tools like listing syndication

Innago and Doorloop both have solid reviews regarding features, but Innago’s are better. Innago obtained 4.8 out of 5 possible stars, while Doorloop only earned 4.4.  

So, even though both platforms offer the key features your business will most likely need, people generally prefer Innago’s feature offerings.  

Likelihood to Recommend 

It’s hard to overstate how much someone’s willingness to recommend something means. It’s such a priceless indicator of their belief in a product. No one is going to recommend a product that doesn’t provide them with a lot of value. If you or I would recommend something to our friends, that means we endorse it. It’s one of the strongest statements about a product’s quality. 

On Capterra, 95.2% of reviewers said they were likely to recommend Doorloop. Innago, on the other hand, had 97.3% of reviews saying they would recommend the platform to others. Both of these scores indicate peoples’ belief in the products. These are two of the highest percentages of any property management software reviewed on Capterra. 

Innago, though, is once again ahead of Doorloop. Landlords and property managers want the best software they get for the best price. And there isn’t software out there that will beat Innago when you consider those two key factors.  

Conclusion 

While Innago and Doorloop are both highly rated, Innago is the better option. You cannot get more bang for your buck. The price point, sleek interface, and reliable features make our software a powerful tool for your property management business.
