Innago and Avail are two well-regarded property management software platforms. But which is better for your business?
In this article, we’ll try to answer that question by looking at pricing, features, customer support, and more to help you decide which platform to adopt.
Pricing
Avail has two different pricing models. The basic unlimited package is free. However, there are charges for things like ACH payments, application fees and other processing fees. You get tenant screening features, syndicated listings, state-specific leases, rent payments, and maintenance support with this plan.
Avail’s unlimited plus plan is where you get access to more features like custom applications, lease templates and next-day rent payments. This plan costs $5 per unit each month. The industry standard is closer to $2 each month just to put things in perspective.
Innago, on the other hand, is free for landlords. And now you’re wondering how we make money if that’s the case. We charge tenants low fees for certain add-on services. For instance, when a tenant pays for something via ACH, they pay an additional $2. If they pay with a card, they pay an additional 2.99%. Landlords can pay these fees if they want to.
Furthermore, Innago requires applicants to pay $30 for credit and criminal reports or $35 with an addition of eviction history reports. And Innago makes renter’s insurance available for tenants through the platform. The insurance policies are priced individually.
Finally, Innago obtained 5 out of 5 possible stars when it comes to value for money from Capterra. Avail received 4.7 stars for the same metric.
Simplicity
Innago earned 4.8 out of 5 possible stars when it comes to ease of use. Avail earned 4.5 out of 5 stars for the same metric.
While both products have several favorable reviews regarding ease of use, Innago’s are more plentiful. Our platform is one of the simplest and most intuitive in the market.
A few of Avail’s reviews point out that the simplicity actually makes the software clunky sometimes. Christopher A., on Capeterra, had this to say: “The software can sometimes feel like a hammer when you need a scalpel… There are enough examples of how that manifests itself that my newest tenant just moved in and isn’t exactly thrilled when I tell her we have use Avail for certain operations.”
Customer Support
A platform is only as good as its customer service. Innago provides email and phone support, and a blog full of educational resources. Innago also hosts webinars to assist new landlords with the setup process and offers one-on-one demos by request.
The platform assigns a representative to every account to give customers personalized service. Landlords receive the representative’s email and contact information. Most of the time, you can reach someone on Innago’s general support line after hours (it may not be your specific representative, though). We always return calls and emails within a couple of hours, so don’t panic if someone doesn’t pick up your call right away.
Avail offers similar customer service features. You can submit requests, call the support line, send a support email, browse the help center full of videos and demos, or connect with landlords on the community forum.
Innago earned 4.9 out of 5 possible stars for customer service while Avail earned 4.7 stars.
Key Features
Features are an important part of comparing property management platforms. The platform you choose must have features that enhance your business operations.
Innago and Avail both offer basic features like online rent payments, listing syndication, tenant tracking, lease management, maintenance request management, credit and background checks and online lease signing.
That said, Innago offers more features than Avail. Things like billing and invoicing, automated late fees, renter’s insurance and financial management are present with Innago and not with Avail. This, of course, matters because your business will benefit from these additional features.
Innago also has noticeably better reviews when it comes to features on major review sites. On Capterra, Innago earned 4.8 stars out of 5 for features while Avail only earned 4.5 stars.
You want software that offers more at a better price point. And that is Innago in this instance.
Likelihood to Recommend
Someone’s likelihood to recommend a product is a great indicator of how they feel about the product. No one recommends a product that doesn’t provide them with a lot of value. If you or I would recommend something to our friends, that means we hold it in high esteem.
On Capterra, 87.2% of reviewers said they were likely to recommend Avail. Innago, on the other hand, had 97.4% of reviews saying they would recommend the platform to others. Both of these scores indicate peoples’ belief in the products. These are the two highest percentages of any property management software reviewed on this site.
Innago, though, is once again ahead of Doorloop. Landlords and property managers want the best software they get for the best price. And there isn’t software out there that’s going to beat Innago when you take those two key factors into consideration.
Conclusion
While Innago and Avail are both highly rated, Innago is the better option. You cannot get more bang for your buck. The price point combined with the sleek interface and reliable features make our software a powerful tool for your property management business.
